I heard the loan was over 80k that was foreclosed. The house values seem to be holding well in this area. Everything seems to work fine. I replaced the kitchen faucet with a new lifetime warranty faucet and added a drinking water system with a separate faucet at the sink. I have also installed a washer and dryer that we have been using at the house and they will be included. The water heater is propane and I have not tested it since the propane tank is empty. There is a nice wood furnace with an electric blower. The neighbor thinks we should have the local chimney sweep clean the chimney before using the wood furnace this winter. There also is a propane furnace that I have not tested since tank is empty. The stove hookup is set for either gas or electric. Water line is in place for an icemaker for the fridge. Water is turned on and there are no leaks presently. Electric is turned on and is a newer 200 AMP service. There is a small room that was added under the back porch that has a leak from the porch floor above. I have not seen any leaks from the main roof in any area. There are other cosmetic issues that I have been working on. You would be purchasing this house as is. As you can see in the pictures the outside could use a cleaning in spots and painting in spots. There is city water and sewer. The property tax for 2008 was $224.13 for the year. If you file for homestead I would expect it to be less. I had planned on doing some more painting & cosmetic work outside and a little more work inside and trying to sell the house in the spring for about 50k. I am busy on another house now and will not have time to do much more work on this house before Spring.
